The Guardsman is a seven story, 46 apartment post-war cooperative at 64 East 94th Street in Carnegie Hill, built in 1962 and established as a co-op in 1988. The mid-block red brick building faces the playground behind the preserved Squadron A Armory façade on Madison Avenue, while Central Park is about a block and a half west. A canopied, landscaped entrance leads down two steps to the lobby.
Many apartments have south facing rooms overlooking rear gardens, with corner layouts adding western or eastern exposures. Large living and dining areas, windowed kitchens or baths, hardwood floors and generous storage recur in the layouts. At ground level, a few residences open directly to private patios or garden space.
The building has a full time doorman, a shared garden and courtyard, central laundry and a bike room. In-unit washer and dryers are permitted and have been installed in several renovated homes. The co-op is pet friendly, permits pied-à-terre ownership and considers subletting under board rules.
Madison Avenue is at the western end of the block, and Museum Mile runs along Fifth Avenue beside Central Park. The Jacqueline Kennedy Onassis Reservoir and Mount Sinai Hospital are also close by. The 6 train stops at 96th Street and Lexington Avenue.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
