From June 6-12, 2021, a total of 349 condo, co-op, and condop sales were recorded in Manhattan with an aggregate price of $706.9 million. The 169 condo sales closed at a median price of $1.7 million, or $1,543 per square foot. The 177 closed co-op sales came to a median price of $770K.

While the total number of co-op sales slightly outnumbered that of condos, 24 of the top 25 sales of the past week were condos. Leading the charge was #67 at 220 Central Park South, which closed for $59.5 million, or a whopping $10,025 per square foot. The 5,935-square-foot home has four bedrooms, five full baths, two powder rooms, and a private balcony overlooking Central Park.

The second-highest sale was a three-bedroom spread at Residences at the Mandarin Oriental, which closed for $23 million. The buyer purchased the condo through an anonymous Delaware LLC, but The Real Deal identified the seller as Bob Stiller, founder of Green Mountain Coffee and early investor in what would become Keurig. Perhaps as a result of the glut of towering, amenity-rich condos now facing Central Park, Mr. Stiller took a 35% loss on the property, which he paid $35.5 million to acquire and assemble.

From June 7-13, 2021, a total of 36 contracts were signed for apartments priced $4 million and up. This marks the 19th straight week of 30 or more luxury contracts as recorded by Olshan Realty's market report, and five more contracts than last week. The total weekly asking price sales volume came to $323,335,980.

The top contract of the past week was the 86th floor at One57, the building that set new standards for Billionaires' Row. The full-floor unit's asking price of $39.8 million was the highest of the week, yet shows a reduction from $46 million when it was listed in July 2020. The market report notes that the apartment is linked to Pacific American Corp., a subsidiary of the bankrupt HNA Company.

Indeed, it was a good week for new condos. A penthouse at Fifteen Hudson Yards had the second-highest contract with an asking price of $29.5 million, followed closely by a high-floor home at 53W53 asking $19.725 million. The top five were rounded out by listings at The Marquand and One Hundred Barclay Tribeca, recent conversions to luxury condos with top-of-the-line amenities.
