Overview of Cobble Hill Towers at 431 Hicks Street

Cobble Hill Towers, completed in 1879, is a landmark housing development comprising nine six-story buildings bordering Warren, Baltic, and Hicks Streets in Brooklyn. Developed by philanthropist Alfred Tredway White, it was one of New York City's first progressive housing developments, designed to provide urban workers with healthier living conditions through innovative features like cross-ventilation, private entries off exterior corridors, and two communal courtyards. The complex is distinguished by its red brick architecture, ornate iron railings, and decorative terraces.

The development was rescued in the 1970s by Frank Farella, who undertook extensive renovations, and in 2010 was converted into a 186-unit condominium. The buildings maintain their historical character while offering modern amenities including a laundry room, bike storage, and two landscaped private courtyards with barbecue areas exclusively for residents.

Located in the heart of Cobble Hill, the complex sits within Brooklyn's second-oldest landmark district, which maintains a 50-foot height ceiling to preserve its 19th-century character. The property is well-situated near multiple transit options including the F, G, 2, 3, 4, 5, A, C, and R trains, as well as the shopping and dining destinations of Atlantic Avenue, Court Street, and Smith Street.

The buildings feature unique architectural elements including repetitive brick patterns, bay windows, arched doorways, and a distinctive tower with wave-design tiles at its base. The original design prioritized light and air flow, with each apartment receiving cross-ventilation and access to the communal courtyards, elements that continue to distinguish these residences today.

Broker & Buyer Comments

This "no-frills" walk-up building draws criticism for its "ongoing maintenance challenges" including "persistent scaffolding" and "temperamental heating system." While the location may appeal, tenants note the building's "thin walls" and "basic amenities," making it a "modest choice" in need of "structural updates."
