101 Wall by the Water is a 52 unit condominium conversion of a 1931 Art Deco office tower designed by Schwartz & Gross. The 27 story building, located at 101 Wall Street at Front Street in the Financial District, was reimagined for residential use in 2017 by Dutch architect Piet Boon, with Karl Fisher serving as architect of record. The conversion was undertaken by the Claremont Group, whose other Manhattan projects include 8 Union Square South and the Claremont House at 52 East 72nd Street. The slender tower features nine setbacks facing the East River and retains its original three story rusticated base with an entrance marquee.
Residences feature 9 foot 6 inch beamed ceilings, wide plank herringbone gray oak flooring, and 11 inch baseboards throughout. Kitchens are outfitted with white oak cabinetry, honed Italian marble countertops, and a full suite of Bosch appliances, while bathrooms showcase marble surfaces, Kohler brushed nickel fixtures, and custom white lacquer vanities. Master bathrooms include separate deep soaking tubs and glass enclosed showers. All units include in-unit washer/dryers, and many come with private storage rooms located on the same floor. Select residences offer private terraces, and the building includes a duplex penthouse spanning 3,146 square feet with four bedrooms. Some corner units provide views of the Brooklyn waterfront and East River.
The building offers an extensive amenity package including a landscaped rooftop terrace with gas grill and East River views, a fitness studio with state-of-the-art equipment, sauna, steam room, and golf simulator. Additional amenities include a residents' lounge with bar and catering kitchen, library, children's playroom, game room, bicycle room, and private storage. The building provides a 24 hour doorman and live-in superintendent.
Located one block from the East River waterfront where the South Street Seaport meets Wall Street, the building is surrounded by the neighborhood's recent retail and dining additions including Printemps NYC, Whole Foods, The Tin Building, and restaurants such as Crown Shy and Manhatta. Transit options include the 1/2/3/4/5/N/R/W/J/Z subway lines and NYC ferry service. The building is investor friendly and allows pied-à-terre ownership.
