As the holiday season gives way to the new year, it is not uncommon for sellers to temporarily remove their listings from the market only to relist them at slightly lower prices once the seasonal activities have died down. This could explain why over 200 condos, co-ops, condops, and townhouses throughout New York experienced price reductions from January 21-27, 2025, a week-over-week spike.
These included the final availability at 378 West End Avenue, a new development condominium that touted such health-conscious features as advanced air and water filtration systems, touchless residence entries, and copper alloy door handles to common spaces in the immediate wake of the Covid pandemic. The strategy seems to have paid off; the building is 98% sold with no resale availabilities, and is only one unit short of selling out. The four-bedroom Residence #7A was initially listed for $7,925,000, but a price reduction brings it down to $7,475,000.

Also among the price cuts were three listings at The Dovecote, a Harlem boutique condominium built to Passive House standards. In addition to lower energy costs by virtue of the airtight construction and triple pane windows, residents of the floor-through three-bedroom units are promised direct elevator entry, premium kitchens, private outdoor space, and in-unit laundry. Sales launched in spring 2024, but not a single unit in the building has moved. The price cuts come shortly after The Dovecote's initial certificate of occupancy was issued.
