Price Cuts: Liquor exec's Park Ave spread gets $1.25M haircut; Chelsea townhouse of Victorian actress gets discount

Perhaps due to seasonality, residential inventory is down all over New York as of this writing. Scarcity like this can't help but drive prices up, though CityRealty data shows that prices have been climbing, especially in prime residential neighborhoods, over the past several months.

As a result, just over 150 condos, co-ops, condops, and townhouses throughout New York experienced price reductions from January 14-20, 2025, down from over 200 price cuts the previous week. These included multiple listings in new developments like 77 Greenwich Street in the Financial District, Smithsonian Place in Harlem, The Diana in Bedford-Stuyvesant, and 462 St. Mark's Avenue in Crown Heights.
They also included 353 West 22nd Street, a Neo-Grec townhouse located on a tree-lined Chelsea street. The listing notes that it dates back to 1874, when it was one of two mirror-image townhouses commissioned by James Condie, who pivoted from a successful pharmacy career to real estate development. Daytonian in Manhattan notes that the architect of the houses is not known, but could very well have been architect Charles R. Lamb, Mr. Condie's son-in-law.

In the 1890s, actress Clara Louise Thompson moved into 353 West 22nd Street. She had a successful career, most notoriously playing a male lead role in The Knights of Tyburn, but was fired from the play following bad publicity in the wake of the death of her married lover, actor Henry Aveling.

At street level in the present day, 353 West 22nd Street looks much as it did in the late 19th century. It currently contains two apartments, one of which has renters in place, though a single-family conversion would not be impossible. It was listed for just under $6 million in July 2024, and was just reduced to $5.8 million.

Further uptown, another unit to have its price reduced was the Park Avenue apartment of business executive/former U.S. Ambassador to Austria Lee Brown, whose firm produces a wide variety of alcoholic beverages, most notably Jack Daniels whiskey. His duplex apartment in The Sonora, a prestigious cooperative designed by Rosario Candela, was listed for $12.995 million in October 2024, following his death in June 2024. Last week's price reduction brings it down to $11.75 million. Public records show that Mr. Brown and his wife purchased it for about $18 million in 2007.
