From January 7-13, 2025, over 200 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. These included a number of listings in grand prewar conversions on the Upper West Side such as The Chatsworth and The Belnord.
Over the last few decades, the Upper West Side has experienced limited new supply, escalating housing prices, and more recently, quality of life concerns, several of which were brought to Mayor Adams’ attention at a town hall in December 2024. CityRealty data shows that in 2024, the average price of an Upper West Side condo was $1,732 per square foot – as high as this figure is, it represents a 3% decrease from 2023.

Nevertheless, the Upper West Side’s rich history, beautiful architecture, and close proximity to parks and cultural institutions make it a desirable place to live in New York City. While several new development condos and prewar conversions have come on the market over the past decade, they have done little to address the affordability crisis. If anything, the prewar conversions reduced the number of overall housing units – e.g., The Chatsworth went from 169 rental units to fewer than 100 sales units in a 2014 conversion, a move that resulted in larger, more expensive apartments in the Beaux-Arts building.

In response to the affordability issue, Mayor Adams introduced the Manhattan Plan in his State of the City address last week. It calls for 100,000 new housing units to be added to its eponymous borough over the next decade, a figure that includes 800 new units (most likely rentals) alongside a new library in the Manhattan Valley section of the Upper West Side.
