Built in 1907 and converted to a condominium in 1982, 12 East 12th Street is an elegant 12-story prewar building in Greenwich Village. The building offers a prime location near parks, shops, and transportation, with recent updates to its lobby, roof, boiler, and elevator.
12 East 12th Street is a 12 story, 26 unit Greenwich Village condominium formed from joined structures at 8 and 12 East 12th Street, the later and wider of them completed in 1907 by Master Builders Construction. Its defining rooftop feature is a 24 foot water tank converted by Messana O'Rorke into a circular cottage connected to a penthouse duplex.
Samuel Sass designed the 1907 structure after completing its narrower neighbor in 1901. The buff brick, stone and terra cotta façades have an ornamented two story base, pedimented windows, upper floor pilasters and prominent cornices; panels above the entrances retain the Master Builders name. The wider building's ground floor has long housed Gotham restaurant.
Apartments have loft proportions, with ceiling heights repeatedly measured from about 11 to 13 feet, broad open living areas and oversized windows. The housing stock spans roughly 1,700 square foot lofts to homes approaching 5,800 square feet. Private southern balconies and terraces recur in the larger layouts, overlooking the townhouse gardens behind East 11th Street.
The building is pet friendly and has a video intercom. Work on its common areas and infrastructure has included a renovated lobby, replacement roof and dual fuel boiler. Lifestyle and event planner Colin Cowie has been a resident. Cinema Village faces the building across East 12th Street, Fifth Avenue is just west, and Union Square and Washington Square Park are both several blocks away.
