The week ending February 24, 2023 recorded significantly fewer closings than the previous week by default, as the Presidents' Day federal holiday fell on Monday, February 20. Nevertheless, a number of significant sales took place during this time.

The top sale took place at 12 East 12th Street, which is best known for housing local mainstay Gotham Restaurant (nee Gotham Bar and Grill) on the ground floor. The loft building is also home to condo apartments on top, having been converted to residential decades after its 1907 construction, and the entire sixth floor closed for $9,475,000.

A few blocks north of 12 East 12th Street, The Photo Arts Building has gone from industrial building to photographers' lofts to residential over the past several decades. The estate of AIG executive Ronald Shelp and his wife June listed their full-floor apartment in the building for $6,250,000 in fall 2022, and it has closed for just under the asking price at $6,200,000. Aside from the Smithsonian's selection of pieces to add to their permanent collection, there is no further word on the couple's extensive collection of art from the American South.
