The Latham is a 10 story rental building at 92 Morningside Avenue in Harlem, with 45 apartments and a seven story pre-war base dating to 1901. Its defining feature is the contrast between the ornate Beaux Arts façade and the modern roof additions added during a 2016 renovation by Renaissance Realty Group, designed by ND Architecture, whose principal Nataliya Donskoy led the project.
The red brick and light colored stone exterior has a curved corner, quoins, angled lintels, banded stonework, and a two story entrance surround. The renovation followed considerable fire damage in 2002 and included a partial return of the cornice. In 2012, area residents petitioned the Landmarks Preservation Commission to designate the building as a city landmark and restore its original details.
Apartment layouts range from alcove studios and one bedrooms to three bedroom residences, including convertible apartments and duplexes that place living and sleeping areas on separate levels. Park facing homes have oversized windows, while corner layouts use angled walls and multiple exposures. Apartments commonly have in-unit laundry, central air conditioning, wide plank smoked oak flooring, custom millwork, European style kitchens, stone countertops, and spa style bathrooms.
