Overview of The Fairfax at 201 East 69th Street

The Fairfax is a 16 story Lenox Hill rental that began as a factory and warehouse for silver products. Built in 1900, it later housed the New York offices of the Federal Bureau of Investigation before being converted into 315 apartments in 1980.

The brown brick structure has a three story limestone base and occupies the full Third Avenue blockfront between East 69th and East 70th streets. Its principal address is 201 East 69th Street, and it is also known as 1187 Third Avenue and 210 East 70th Street.

The conversion produced a broad range of layouts, from high ceiling, loft like studios and alcove studios to duplexes with private terraces. Many apartments have separate kitchens, defined dining areas, walk-in closets and in-unit laundry, with eastern, western, southern and southwest exposures represented among the layouts.

The building has a full time doorman and concierge. A landscaped roof terrace, garden, fitness center and children's playroom are joined by resident storage, a full service garage and a central laundry room. Pets are permitted.

Broker & Resident Comments

This "office-to-residential conversion" offers "spacious" units with "9-foot ceilings" and "ample closet space," complemented by "first-rate fixtures" and a "very nice lobby." While the "extremely professional" doormen and "amazing" super earn consistent praise, tenants note the building's "paper-thin walls" can be problematic. Amenities include a "convenient" laundry room, roof deck, and gym, though some find these facilities "basic." Pre-war charm comes with typical vintage building challenges, leading to mixed reviews about overall value proposition.
