A sales office is expected to open next month for "Slate," a 12-story condominium apartment building now under construction at 163 West 18th Street.
The mid-block, building, which will have about 30 one-, two-, and three-bedroom units, will be distinguished by its unusual massing that takes advantage of the city's zoning for dormers and by its charcoal gray matte terra cotta facade highlighted by gray-tinted glass and silver-colored "window walls."
Karl Fischer is the architect of the development, which is being developed by the Angel Group LLC.
According to Mr. Fischer, the city's zoning allows dormers to be used in setbacks over the top of a street wall and he took advantage of the regulation to increase his floor area above the setback while also extending its angled side downward across the building's base where it protrudes about two feet to create angled bay windows.
The building will have three balconies above its setback and a central location in Chelsea where Mr. Fischer also designed the Chelsea Club condominium building at 438 West 19th Street. He was the architect also for the conversion of the former American Tract Society Building at 150 Nassau Street and for numerous projects in Brooklyn and Canada.
Andres Escobar is designing interior spaces at the development.
