The new owners plan to convert the property to 10 residential condominiums.

The attractive, mid-block building has simple but nice decorative masonry and a stepped roof line.

It is between Lexington and Third Avenues and is convenient to public transportation and many schools and religious institutions.

Mr. Guberman, who has been active recently in residential development in Brooklyn, is a partner with Bobby Schagrin and Drew Nieporent, the restaurateur, in Crush Wine & Spirits at 153 East 57th Street.
