Marketing has begun for Alma, 12-story residential condominium at 30 West 21st Street that is being developed by Beck Street Capital, which is headed by Kevin D. Corner, a former head of real estate equity at Deutsche Bank.

Last September, the Landmarks Preservation commission granted a certificate of appropriateness for the conversion, which includes a two-story rooftop addition, new window openings, the demolition of an existing fire stair and roll down gate and constructing a new, 6-story building on a largely empty adjacent lot.

The neo-Renaissance-style loft building was designed by Buchman & Fox and erected in 1907. It is within the Ladies Mile Historic District. The Landmarks Commission noted that "the construction of a new building on this largely vacant lot will create continuity in the streetwall, and therefore contribute to the streetscape."

Karl Fischer is the architect for the conversion. The interiors are being done by Roman & Williams.

An article by Max Abelson in the The New York Observer reported that the building was sold for $12.5 million in 2004 and was sold the next year for $25 million to Beck Street Capital. The article also stated that the plan for the building, which is now called Alma, calls for 11 floor-through apartments with about 4,000 square feet each plus a duplex penthouse, shown at the left, with rooftop pool and about 3,038 square feet and six terraces and a bigger "townhouse apartment." The article also noted that Madonna used to be a hat-check girl at Danceteria, a popular disco that was located in the building in the early 1980s.

The development will contain 11 full-floor apartments, each with more than 4,000 square feet, a duplex penthouse with a swimming pool, and the adjacent townhouse unit.

Apartments are accessed by keyed elevator.

Apartments will have 50-foot-wide living rooms and kitchens by Dada with three-inch-thick Crestola marble countertops. Master baths will have New Saint Laurent marble, steam showers, Boffi fixtures and a Gobi tub. Hand-cast, white bronze Rocky Mountain hardware will be on the doors and oak floors, with strips 11 inches wide and up to 16-feet long, will be from a forest used to build the Danish Royal Navy, according to the project's website.

The building will have Concierge, a private maid service with daily turndown service and evening chocolates, and, the website states, "a choice of wine cellar, home fitness center, or private Yoga studio."

Prices for three-bedroom, four-bath units range from about $5,995,000 to $7,200,000.
