Across the street from Harlem’s historic Strivers Row townhouses, many changes are afoot. A longtime McDonald’s drive-through is still hanging in there, but new hot spots like Ponty Bistro, Alibi Lounge, and Belle Harlem have sprung up in recent years. More recently, at 152 West 140th Street, the Sea and Sea Seafood Market has been demolished to make way for an eight-story mixed-use building led by KP Development. An affordable lottery for 18 of the 52 apartments has just launched.
Individuals and households earning 130% of the area median income ($63,429-$149,890/year) are eligible for the lottery. The apartments consist of 16 one-bedrooms for $1,850/month and two two-bedrooms for $2,500/month. For comparison’s sake, CityRealty listings show that the Harlem median rent is $2,150/month for one-bedrooms and $2,650/month for two-bedrooms. Full details and criteria can be found here.

Renderings show grand plans for the building: The development team mocked up DKNY, Gucci, Prada, Cartier, and Burberry as tenants of the future storefronts. A medical office is planned for the second floor, and the apartments start on top. Renderings show balconies on many of the units, and amenities will include in-unit washer/dryers, a gym, and a bike room.
