Directly across the street from the Lower East Side's Seward Park, the narrowness of the site at 11 Essex Street dictated that only a slender building could take shape there. To that end, a seven-story boutique condominium is in the works. Construction has topped out, and next to go up are the light-colored facade, finely crafted rain screen, and full-sized windows seen in renderings by Brooklyn-based Workshop Design & Architecture.
A new project for 11 Essex Street has been a long time coming. A tenement building with elaborate ornamentation once stood on the site, but construction at a neighboring building caused it to become unstable and unlivable. Demolition permits were filed in December 2018; a short time later, architect TRA Studio released renderings for a micro-housing building. But in the years following the pandemic, as micro-housing fell out of favor and boutique condominiums rose in popularity, plans and architects changed, and new permits were filed for a building with seven full-floor units.

Details are not yet available on residential amenities. However, one certain perk is the building's Lower East Side address near Dimes Square. The site is fairly surrounded by popular Lower East Side dining and nightlife, not to mention in close proximity to Essex Crossing retail, the Metrograph movie theater, and several art galleries. The East Broadway F train is less than two blocks away, and the Delancey Street-Essex Street transportation hub is located in the opposite direction.
