The painstaking conversion and rehab of 101 West 78th Street into a 21-unit condominium has just wrapped up and the first closings were recorded in January. The Emile Gruwe-designed building, formerly known as the Evelyn, is a protected landmark within the Upper West Side/Central Park West Historic District. Adorned with rose-colored quoins, floral motifs and cherubs, the AIA Guide to New York City described the facade as a "big, bold symphony in reds."

The landmark''s latest chapter fully restored the ornate facade and constructed a discreet single-floor penthouse on its roof. Last month, the newly-constructed penthouse home closed for $20.15 million, the highest price ever paid on Columbus Avenue north of 72nd Street. The development team also notes the penthouse sale is priciest new development condo sale on the Upper West Side in three years.

The 4,742-square-foot, 4-bedroom, 4.5-bath home features limestone cladding, interiors by "AD 100" designer Stephen Sills, and two private outdoor spaces. As with all homes in the building, the owner has access to the building's full suite of amenities that includes a fitness center, children’s playroom, and both bike and stroller storage.
