Priced out of Manhattan and brownstone Brooklyn? Go south, young man. 2100 Bedford Avenue in Prospect-Lefferts Gardens has brand-new condos on the market where studios begin at $450K, one-bedrooms from $530K and two-bedrooms from $705K. The homes are moving quickly and according to the sales team at MNS, 60% of its 71 apartments are now in contract after launching sales 3 months ago.
The neighborhoods of Prospect-Lefferts Gardens, Windsor Terrace and Flatbush are experiencing a surge of new residential activity. With condos and rentals priced well below most their northern Brooklyn counterparts, the neighborhoods still offer reasonable commutes into Manhattan, tree-lined blocks of pre-wars, and a close-knit community with a retail/restaurant scene to match.

2100 Bedford ranks high in both product quality and affordability. Positioned at the boundary of PLG and Flatbush, between Lenox Road and Linden Boulevard, the 8-floor building stands proudly on a block of century-old Victorian homes and pre-war walk-ups. The attractive exterior, designed by Karl Fischer Architect, is symmetrically articulated and composed of orange-brick, dark metal accents, large multipane windows and glass balconies.

Lindsey Sears and her husband, Will, recently snapped up a one-bed with an office in 2100 Bedford. Lindsey says, "The building walked a fine line between affordability and accessibility with the Q-line being nearby and being close and connected to everything you needed to be." They also loved the fact that 2100 Bedford is a new building, so no expensive gut renovation is necessary.

The couple was renting in Downtown Brooklyn and were looking to buy. They zeroed in on PLG, and with the help of their Corcoran agent Scott Savory, fell in love with the neighborhood and building. Noticing the quick pace of sales, the couple made an offer in the building's K-line. "The sunlight was fantastic and it just had a bright, airy and happy feel," says Lindsey. They are now working with Harken Interiors to make the 100% theirs.

Amenities in the building include a communal lounge, fitness center, billiards table, on-site parking for 38 vehicles, tenant storage, virtual doorman, roof deck, and a bicycle room. The building is along a two-way bike path that whisks riders up to Greenpoint and the Williamsburg Bridge to the north, and the beaches of Brooklyn and the Rockaways to the south. Two nearby subway stations offer 30-min. commutes into Manhattan via the 2, 5, M and Q lines.
