While the Upper East Side has seen incredible new development in the past few years, much of it has been devoted to large, amenity-rich condominiums. However, after months of staying home in response to the coronavirus pandemic, some buyers might be more attracted to boutique buildings with more space and privacy. Construction is underway on The Marx, a six-unit condominium, and sales have just launched on all three units at 222 East 81st Street.

222 East 81st Street was initially conceived as a high-end rental with prices from $30,000/month, but an offering plan with a $22.3 million offering plan was accepted in December 2020. Initial permits show that Icon Realty Management led the project under an entity known as 318 East 6 Realty LLC, and Issac Stern Architects was behind the Beaux Arts-inspired design.
Listings on the three-bedroom homes start at $6.95 million. The homes are significantly larger than typical for-sale units in the neighborhood and comprise two duplexes and a garden triplex, and all come with private outdoor space.

However, its prime Upper East Side location may make up for that. It is well situated near Central Park, the Metropolitan Museum of Art, the Guggenheim, Madison Avenue shopping, and popular restaurants. Families will appreciate the proximity to Loyola School, Marymount, and Chapin, among other top schools in the area. All residents will have a choice of the 77th Street 6 and the 86th Street Q trains.
