28 Herbert Street: Sales launch on curved Williamsburg condo built to Passive House standards

In November 2022, Italian developer Maskenada announced a successful crowdfunding campaign for Williamsburg boutique condominium 28 Herbert Street, which was dubbed the next Nearly Zero energy building in New York. Almost exactly two years later, sales are underway with three of the 16 units already in contract.

Current availabilities start at $775K for studios, $1.095 million for one-bedrooms, $2.4 million for two-bedrooms, and $2.6 million for three-bedrooms. The top floor is home to two penthouses with private outdoor space, as per the building's stacking plan, but neither has come on the market yet.

28 Herbert Street represents the latest Passive House-certified project for developer Maskenada, architect Pinner Architecture, and interior designer LAGO. The trio has previously teamed up on Lexe in Crown Heights and RoseBK in Williamsburg, neither of which has any public availabilities as of this writing.

To meet rigorous Passive House standards, 28 Herbert Street features airtight exterior insulation, thermal bridge-free design that eliminates heat loss or gain through walls, triple-pane windows, and state-of-the-art air filtration systems. Not only do these features reduce energy consumption by up to 90%, which in turn leads to lower energy costs, but they also increase quality of life thanks to quiet, temperate interiors. The airtight construction has also been credited with sparing Passive House-built homes from the Pacific Palisades wildfires (h/t Mansion Global).
It is important to note that at 28 Herbert Street, none of this comes at the expense of style. All 16 units feature 10-foot ceilings, floor-to-ceiling windows, 7.5" Skema engineered oak wood floors, central heating and cooling, and in-unit Miele washers and dryers. Custom kitchens come outfitted with Mario Arredo veined cream quartz countertops, bespoke Canaletto walnut cabinets, Elica switch induction cooktops, and appliances by Miele, Bosch, and Wolf. Bathrooms feature Marazzi porcelain tiles, LAGO vanities, deep soaking tubs, and oversized showers with seating and niches.

Not only do these premium materials create a sophisticated environment, but they ensure reduced waste by virtue of their high quality and long lifespan. Select units feature wine refrigerators and private outdoor space.
