The gleaming new condo at 300 West 30th Street, located on the corner of Eighth Avenue, is highly emblematic of the changes that have come to the northern extents of Chelsea over the past few years: In March 2018, Eastern Star Development purchased the site of the Riff Hotel from Salt Equities for $27.5 million. Demolition permits for the hotel were filed shortly thereafter, and the new 16-story building rose on the site. It is distinguished at street level by its modern glass curtain wall and and Mondrian-inspired lines of transparency and opaqueness designed by Studio C Architects. Permits indicate that there are no more than six units per floor, allowing for excellent privacy.
When sales began in November 2022, a spokesperson for the building said that a number of deals took place before the official launch. More recently, it has reached nearly 65% sold in four months. A small handful of remaining publicly listed availabilities starts at $995K for studios, $1.01 million for one-bedrooms, and $2.38 million for two-bedrooms. Construction on the building is complete, and closings are expected to commence later this spring.

The sales launch comes at a time when a stretch between Chelsea, Midtown, and Hudson Yards is starting to forge a new identity as the Penn District. Work is underway on the Moynihan Connector, which will connect the High Line to Moynihan Train Hall with completion estimated for spring 2023. The train hall itself opened to great acclaim at the beginning of 2021, and its food hall has attracted considerable attention. Indeed, 300 West 30th Street is located in close proximity to popular Chelsea and Hudson Yards restaurants, but a massive new Roberta’s Pizzeria is coming to 1 Penn Plaza, a stone's throw away. Additionally, Meta (nee Facebook) has officially moved into its new office space in the Farley Building.
300 West 30th Street is also one block from Penn Station, which is back in the news after a subsidiary of Italian infrastructure firm ASTM Group released a new plan for improving one of New York’s most-maligned buildings. This proposal calls for the construction of new, light-filled train halls to take shape around the firmly entrenched Madison Square Garden, and has won the support of infrastructure experts and elected officials alike.

Governor Hochul had originally planned to rebuild Penn Station through a plan that would allow Vornado Realty Trust (“Vornado”) to redevelop the surrounding area with several new skyscrapers, the tax revenue from which would fund the station’s reconstruction. However, Vornado paused the project in February 2023 owing to market conditions. The governor has not publicly commented on the new plan, but has expressed an openness to alternatives to the Vornado plan and said, “The transformation of Penn Station cannot come soon enough.”
