Almost exactly sixteen years to the day have passed since Downtown Brooklyn was rezoned for greater residential development, and the once-industrial area has given way to an increasingly coveted residential one. Between its easy access to Manhattan, close proximity to popular Brooklyn neighborhoods, and increased retail, dining, and entertainment opportunities, it would seem everyone - developers, designers, residents - wants to be a part of it.

The building boom shows no sign of slowing down. If anything, the real estate community is literally thinking bigger so as to keep up with increased office, educational, and retail demand that comes with residential. Some buildings are dramatic new additions to the skyline, others are still but a twinkle in the developer's eye, and all promise to reshape the local landscape.

An International Style-bank building at 200 Montague has given way to the construction of a 20-story, a 121-unit residential project being developed by Midtown Equities and designed by Beyer Blinder Belle. After purchasing the HSBC Bank for $25 million in 2007, the developer is moving forward with plans to build a market-rate rental building with 26 studios, 57 one-bedrooms, 26 two-bedrooms, and 12 three-bedroom apartments. Amenities are to include a landscaped rooftop terrace, rear yard terraces, fitness and yoga rooms, resident lounge space, children’s playroom, bicycle storage, communal laundry, and a pet wash.

The site is a stone's throw from Borough Hall and Cadman Plaza Park and lies within the Borough Hall Skyscraper Historic District. As such, the design required the approval of the Landmarks Preservation Commission. The blocky massing is distinguished by an elegant, albeit brooding bronze-toned detailing offset by reinforced concrete piers. Our last visit to the site shows that excavation work is well underway and delivery should be expected sometime in 2022.

Downtown Brooklyn's first ground-up office development in decades, 1 Willoughby Square will house a 300-seat school on floors 2-6 and office space starting on a setback volume. FXCollaborative, the building's architect, has signed on for 40,000 square feet of space in the new building. Like all office tenants, it will enjoy access to amenity space including outdoor terraces and an adjacent underground parking facility. Construction topped out last year, and significant progress has been made on its glass and brick curtain wall.

291 Livingston Street
Eli Karp’s Hello Living is wrapping up construction on a 22-story, 103-key hotel at 291 Livingston Street in Downtown Brooklyn. Designed by Gene Kaufman Architects, the ground floor will have a beer garden and the lot-line wall is rendered to feature an interesting art installation.

When hospitality developer GFI Development Company ("GFI") transformed the Breslin Hotel into Ace Hotel New York, the project was widely credited with turning NoMad into one of Manhattan's hottest neighborhoods. A joint venture between GFI and GB Lodging undoubtedly hoped to do the same by bringing an Ace Hotel outpost to 252 Schermerhorn Street (also known as 61 Bond Street), but a Downtown Brooklyn building boom took hold in the years of construction delays since permits were first filed. As the 13-story, 285-room luxury hotel nears completion, it will prove to be a natural addition to a beautiful and bustling Brooklyn neighborhood.

Proposed/In the Works
DUMBO-based designer/developer Tankhouse closed on the purchase of a corner development site at 219 Jay Street and Chapel Street for $12.5 million. The lot is currently home to a three-story, 9,800-square-foot building, but offers an additional 37,549 square feet of buildable square feet. Real Estate Weekly reported the sale and noted that the site offers opportunity zone eligible tax benefits.

Tankhouse's website posted preliminary sketches of a new residential tower with several setbacks and private terraces at the site. As permits have not yet been filed, it is not clear how many units the building will have, amenities, or whether it will be a rental or a condo.

On Tuesday, June 23, the Landmarks Preservation Commission ("Landmarks") will hear a proposal for a new, state-of-the-art, 20,000-square-foot facility for the Brooklyn Music School (BMS) with 120 residential units on top. The planned building will rise 24 stories and 285 feet high on a vacant lot behind One Hanson Place and feature a brick and terra cotta skin with a gradiating facade gradually fading from light to dark.

The project will double BMS's instructional space, expand the headquarters, and create a smooth transition between the tower and the Hanson Place Central United Church on adjacent lots. Above the school, there will be one floor of amenities and 21 floors of apartments. Thirty percent of units have been allocated for moderate-income affordable apartments, and the remainder will be market-rate condos.

On June 30, a deal for approximately $25 million of land and air rights closed between the New York City Housing Authority (NYCHA) and a pair of frequent collaborators, Joy Construction and Maddd Equities. The team's purchase comprised a 6,000-square-foot lot on Myrtle Avenue for $16.6 million and about 84,000 square feet of air rights at Myrtle Avenue, 120 Navy Walk, 67-73 Prince St. and 202-208 Tillary St. for $8.25 million. The purchase was made in aid of the companies' planned residential project centered at 202 Tillary Street, originally set to measure 235,000 square feet but now able to expand to 400,000 square feet. A residential project with 25% affordable units is said to be in the works.

It took a few appearances before the New York City Council and some legal wrangling with local activists, but Downtown Brooklyn's second-tallest building is underway. The entire project will include office space, retail space, a new elementary school, new high school classrooms, and approximately 900 residential units, 200 of which will be permanently affordable. Demolition is underway, and construction is expected to start next spring. Completion is estimated for 2025.

111 Willoughby Street is well situated between Bridge and Duffy Streets near City Point, Cadman Plaza and Fort Greene Parks, popular restaurants and shops, and several subway lines. It is also near New York City College of Technology and NYU's Tandon School of Engineering, which may be why it was the owner's desire for student housing to be developed at the site. Recently filed permits call for about a community facility and about 1,800 square feet of retail space at grade level, a second-floor restaurant, a third-floor church, and 220 apartments starting on the seventh floor. Residential amenities will include a bike room, mail and package room, outdoor terrace, study lounge, and roof deck.

Two mixed-used towers are planned for Site B5 in the Pacific Park mega-development. Four different development scenarios have been unveiled, but it is clear that the site will contain mixed-use towers housing new retail space, commercial office space, and new residential units on top. A designer has not yet been chosen.

Perhaps no building encapsulates Downtown Brooklyn's renaissance better than the nearly 80-story tower proposed for 625 Fulton Street: It calls for over 50,000 square feet of retail space, 739,000 square feet of office space, an 82,500-square-foot elementary school, and nearly 844,000 square feet of residential space. A quarter of the proposed 902 units would be permanently affordable. If the upzoning is approved, construction would begin in 2020 with completion estimated for 2023.

A 40-story skyscraper has been proposed for this triangular lot next door to One Flatbush (see above). The plan calls for small-scale office space, so as to attract local businesses and boutique-sized firms, and 139 residential units on top. Thirty percent of these would be affordable. Demolition permits were filed for the three-story building currently on-site, but that does not seem to have happened yet.

Brooklyn developer RedSky Capital has spent the past few years amassing a development site bounded by such thoroughfares as Fulton Street, DeKalb Avenue, Bond Street, and Flatbush Avenue Extension. Demolition permits have been filed for some of the properties already on-site, and renderings have been revealed for a staggered skyscraper with a gray brick facade, industrial-style windows, and several landscaped terraces. It remains to be seen whether it will be a commercial or residential building, but there will be several retail floor plates at the base.

Last summer, Brooklyn's Community Board 2 approved a zoning amendment that would allow a proposed new 15-story office building to rise on Fleet Place; since then, the ULURP process has been completed and the developer has picked up a $21.2 million loan for the new building, which is expected to attract smaller firms and non-profits. The site has been home to Duffield Children's Center for about 20 years, and its future plans are not yet known.
