378 West End Avenue via Compass
On the corner of West End Avenue and West 78th Street, the past is gracefully being combined with the present. Down the block from the landmarked West End Collegiate Church, Alchemy Properties, the developer behind the Woolworth Tower Residences, is combining a new 18-story tower with a Schwartz & Gross-designed building to create a new condominium at 378 West End Avenue. To look at the new tower’s brick facade on the rise (h/t Field Condition), one would never guess that it was not a longtime part of the neighborhood.
The new tower is rising on a site previously used by the Collegiate School, as the original 378 West End Avenue was. Alchemy Properties acquired the site from West End Collegiate Church for $158 million in September 2018; in addition to designing the new tower, COOKFOX is restoring the other building, which dates back to 1915, and designing the interiors. The site is located in the West End-Collegiate Historic District, and the project is taking place with the blessing of the Landmarks Preservation Commission. Completion is estimated for later this year, and sales have launched on the apartments inside.

The current listings come to an average price of $2,827 per square foot, which is nearly twice the Riverside Drive/West End Avenue average of $1,502 per square foot (figures per CityRealty data).

The building’s MEP systems and finishes were clearly designed with pandemic-proofing in mind.
