On the corner of West End Avenue and West 78th Street, the past is gracefully being combined with the present. Down the block from the landmarked West End Collegiate Church, Alchemy Properties, the developer behind the Woolworth Tower Residences, is combining a new 18-story tower with a Schwartz & Gross-designed building to create a new condominium at 378 West End Avenue. To look at the new tower’s brick facade on the rise (h/t Field Condition), one would never guess that it was not a longtime part of the neighborhood.
The new tower is rising on a site previously used by the Collegiate School, as the original 378 West End Avenue was. Alchemy Properties acquired the site from West End Collegiate Church for $158 million in September 2018; in addition to designing the new tower, COOKFOX is restoring the other building, which dates back to 1915, and designing the interiors. The site is located in the West End-Collegiate Historic District, and the project is taking place with the blessing of the Landmarks Preservation Commission. Completion is estimated for later this year, and a sales launch is on the horizon.

The 58 apartments inside will comprise 58 one- to six-bedroom condos with duplexes and penthouses among them. An offering plan with a whopping $487,782,550 sellout price was accepted in October 2020; to that end, prices are expected to range from $1 million to over $20 million. According to CityRealty data, the average price of a condo in the Riverside Drive/West End Avenue section of the Upper West Side is $1,593 per square foot.
The building’s MEP systems and finishes were clearly designed with pandemic-proofing in mind, and features include advanced air and water filtering systems, copper-handle gym equipment, copper alloy door handles in common areas, and touchless entry to residences, 90% of which will have direct elevator access. Further details about the interiors are not yet available.
An impressive amenities package will include a half basketball court, squash court, 75’ saltwater pool, sports simulator, reading room, music room and recording studio, club room with screening lounge and billiards table, garden terrace, bike room, and private garage with covered drop-off. The building is in a prime location near Riverside Park, the 79th Street 1 station, and Upper West Side mainstays like Zabar’s, Levain Bakery, and Nice Matin.
