Near the end of last year, the Studio Gang-designed 40 Tenth Avenue came in near the top of Architectural Digest’s list of most-anticipated buildings of 2019. Today that hope came to realization: Developers Aurora Capital Associates and William Gottlieb Real Estate announced that construction is complete on the gem-like, 160,000-square-foot office building that has already attracted two tenants and come to serve as an unofficial landmark.

The new building went up in a neighborhood where Pritzker Prize laureates like Zaha Hadid, Norman Foster, and Jean Nouvel have seemingly striven to outdo each other with eye-catching High Line adjacent buildings. 40 Tenth Avenue is distinguished by its chiseled shape, which came about as a result of what Studio Gang has dubbed “solar carving.” The building was designed based on sun angles on the site to make the most of light and fresh air. Moreover, three-dimensional glass units carve away corners of the building and create natural terraces.

All offices at 40 Tenth Avenue will enjoy high ceilings and panoramic Hudson River views. Eight of its ten stories have private outdoor space, and shared outdoor gathering spaces include a 10,000-square-foot roof deck and an 8,000-square-foot High Line-adjacent deck. Additional planned amenities are bike storage, locker rooms with showers, and a full-service restaurant with a café area and terrace.
Perhaps unsurprisingly, 40 Tenth Avenue has already attracted its first tenants. The ground floor retail space will be occupied by the U.S. interactive marketing center of Genesis, Hyundai’s luxury brand. Seven stories up, private investment firm Starwood Capital Group Holdings has signed a 14,258-square-foot lease for the entire eighth floor. They find themselves in esteemed company: Tesla’s showroom is one block away from Genesis’s new space, and noted firms like Google, Palantir, Live Nation, and Theory all have offices in the Meatpacking District. 40 Tenth Avenue is also up the street from Gansevoort Row, which has attracted the likes of Pastis, Hermes, and Brunello Cuccinelli.
