The Brooklyn neighborhoods of Prospect Heights, Fort Greene and Clinton Hill have long been known for their brownstone-lined streets, but at their semi-industrial junction circling Atlantic Avenue, a crop of sleek new developments are taking shape. The new buildings include Plank Road and Brooklyn Crossing as part of the Pacific Park development, 550 Clinton Avenue, and 532 Clinton Avenue.

In exchange for development rights, the builders of the Morris Adjmi-designed 550 Clinton Avenue, a 276,000-square-foot, 284-unit mixed-use tower, have agreed to restore the facade of the landmarked Church of St. Luke and St. Matthew; the torque of the tower was designed to make the most of the views of the church's belfry. Moreover, in September 2021, the City Council approved a rezoning that would allow for an 18-story, 316-unit building at 840 Atlantic Avenue.
Much of the new development has been devoted to rentals, but there is room for condos in this setting. At 550 Vanderbilt Avenue, current availabilities range from $749,800 for a studio to $1.995 million for a two-bedroom. Most recently, sales have just launched at 532 Clinton Avenue, a new boutique condominium at the nexus of Prospect Heights, Clinton Hill, and Fort Greene.

The 14 units comprise 10 three-bedrooms, two two-bedrooms, and two one-bedrooms. Current availabilities start at $899K for one-bedrooms, $1.595 million for two-bedrooms, and $1.995 million for three-bedrooms. The average price of $1,305 per square foot comes in well above the Clinton Hill average of $1,108 per square foot. CityRealty listings show only 29 condos for sale in Clinton Hill at a median price of $1.125 million ($1,156 per square foot).

The seven-story building rose on the former site of a two-story Italianate-style townhouse dating back to the 1850s; as the site is just outside the Clinton Hill Historic District, it could be built without Landmarks' permission. When the lot was sold, it came with approved plans for a new building. Brownstoner notes that the LLC is associated with Yuval Golan, the developer who planned to demolish the abolitionist-linked, now-landmarked house at 227 Duffield Street in Downtown Brooklyn; permits list Afshari PC as the architect of record for this project. Demolition permits for the house were filed in March 2018, and construction commenced in summer 2020.
Residential amenities include a children’s playroom, package room, and five-space parking garage. 532 Clinton Avenue is located on a tree-lined block, and the greenery of Fort Greene Park and Prospect Park is a short walk away. The Clinton-Washington Avenue C train is around the corner, and the myriad transportation options of Barclays Center-Atlantic Avenue are less than a mile away. The eclectic culinary offerings of Flatbush Avenue, Vanderbilt Avenue, and Washington Avenue are close by.
