Perched above a ground-floor retail space are five floor-through units in two- to three-bedroom configurations. Honed by St James Design, the apartments feature near floor-to-ceiling-windows, herringbone white oak floors, central air, and some form of private outdoor space. Kitchens and baths are fitted with high-end finishes, appliances, and fixtures. Other thoughtful touches include 8' solid core doors, Miele washer and dryer bundles, and accompanying private storage room. Building amenities will include a virtual doorman, private storage and a bike room.
Hell’s Kitchen’s hard-won zoning rules have kept much of its low-rise, pre-war character intact. Only a handful of small infill and conversion developments have been built. They include Bloom on Forty Fifth, Inkwell and Stella. Two ground-up condo buildings similar to 805 Ninth that have recently finished include 318 West 47th Street and 409 West 45th Street. Both of which are now sold out.
