When Architects Newspaper uncovered the renderings of a new building designed by Peterson Rich Office at 282 Grand Street in February, the design community reacted with excitement. The building, known as "New Tenement" on the architect's website, hearkens to the neighborhood’s past with a perforated aluminum façade painted bronze that recalls surrounding fire escapes. This base building will also double as a shading device and louvered panel for air exchange. Permits were just filed with the city, and Roman Grand LLC is listed as the developer.

The building will rise on the site of a low-rise building that housed a Chinese grocery. ground floor of the building will have over 3,000 square feet of gallery space. On top, 20 rental apartments will be built within seven stories, including two penthouses on the roof. The plans indicate that amenities will include a lounge, laundry room, and bike room.
