For many New Yorkers, the question of a condo in the city or a place by the beach is an either-or question. But according to The Marcal Group, One Sixteen is “for those wishing to live a life combining both city and sea on a daily basis." The Fischer + Makooi-designed complex at 147 Beach 116th Street will have 86 apartments and eight adjoining duplex townhouses. Construction on the eight-story main building is now more than halfway up, and sales have opened on the condos.

All one- through three-bedroom residences will feature interiors by Me & General, 9’ ceilings, neutral palettes, white oak plank floors, and in-unit washer dryers. Kitchens will be outfitted with quartz countertops, glazed ceramic backsplashes, and stainless steel appliances. Baths will have custom cabinetry, quartz counters, Toto toilets, and Kohler fixtures. Renderings show that select units will have private balconies looking out on sunsets and Rockaway life.
According to the One Sixteen sales team, prices start at $350K for one-bedrooms and $630K for two-bedrooms. CityRealty listings report that this is a fraction of the median Queens price of $897K for one-bedrooms and $1.425 million for two-bedrooms.
One Sixteen will have the landscaped roof deck, fitness center, lounge, bike room, on-site parking, and storage that has become de rigueur in New York City condos. However, its greatest draw is its location half a block from the beach and boardwalk. The roof deck will overlook ocean and bay views, as will many residences. The nearby ferry and subway allow for easy connections to Manhattan. A recent rezoning has set Far Rockaway up for a renaissance, and One Sixteen residents will have a front-row seat for it.
