When sales launched at The Wales, the condo conversion of the landmarked Hotel Wales in Carnegie Hill, perhaps the most eagerly anticipated offering was the penthouse with a private wraparound terrace at the top. The penthouse floor is entirely new construction, and took place during the restoration of the building’s facade with the blessing of the Landmarks Preservation Commission (“Landmarks”).

The penthouse features five bedrooms, five full baths, two powder rooms, interiors by Cabinet Alberto Pinto, a wraparound terrace, and a rooftop terrace. In addition to the private outdoor space, residents have access to the building’s shared amenities, which include a well-appointed attended lobby, a fitness center with Peloton and Hydrow equipment, and a pet spa with grooming station. The offering plan initially listed a $20 million asking price, but it is now on the market for $23 million.

At 4,179 interior square feet, the penthouse is the largest residence in The Wales. It is also the only one with private outdoor space, as is often the case with New York City penthouses. These factors made penthouse apartments highly coveted among New York's luxury buyers at the best of times, but months of lockdown at the height of the pandemic have made extra square footage and outdoor space must-haves among buyers who might not necessarily want the responsibilities that come with a single-family house.
News Corp chairman Rupert Murdoch is certainly banking on that, having just listed his penthouse and a guest/staff apartment below it at One Madison. He listed the penthouse now on the opinion that the market was ripe for it, and CityRealty data would back that up: Despite accounting for only 2.4 percent of over 16,000 residential transactions, penthouse sales accounted for 8.1 percent (or $2.32 billion) of Manhattan's aggregate sales total for 2021.
As recent sales demonstrate, the trend shows no sign of slowing down. The duplex and triplex penthouses have already entered contract at the Robert A.M. Stern-designed 1228 Madison Avenue; a five-bedroom penthouse at 109 East 79th Street had the past week's top luxury contract; and, in one of the highest-priced deals on the Upper East Side, two penthouses at The Bellemont are being combined into one massive, four-story apartment with its own interior elevator. Below, we take a look at new development penthouses in highly coveted Manhattan and Brooklyn neighborhoods.

↓ Landmarks requested that The Wales' cornice be raised to decrease the visibility of the rooftop addition. However, it does not appear to have diminished the amount and quality of natural light in the penthouse.
