The last full week of March 2022 was an especially impressive one for new development condos, with sponsor new development sales accounting for $189 million of the apartment deals of the past week. Leading the charge was #10/11 at The Benson, which closed for $27,950,000. Unit 10 was initally asking $13.3 million; unit 11 was initially asking $13.45 million (per the building's offering plan); and the final price includes the construction costs of combining the two into one massive, 8,386-square-foot duplex apartment. The original configuration of each floor was 6 bedrooms and 5.5 baths. Each floor has a fireplace, as well as the soaring ceilings, oversized windows, custom crown moldings, and luxurious bedroom suites found in every unit at The Benson.

A shielded buyer snagged two of these layouts and will combine them into a single residence.
The Benson's design by Peter Pennoyer Architects pays tribute to historic Upper East Side architecture with a limestone facade, setback terraces, and mullioned windows. It was the first new condominium to take shape in this cooperative-heavy section of Carnegie Hill in over 20 years, and luxury buyers took notice—the full-floor and duplex units sold out in less than a year, and regularly ranked among Manhattan's top luxury contracts during this time. Closings commenced earlier this winter and are coming in at an average price of $3,070 per square foot.
When this duplex entered contract in February 2021, buyer's broker Bo Poulsen of Brown Harris Stevens said his client (identified only as Leftshoe LLC) was originally looking for a single-family home, but "it offered a lifestyle you couldn't get in a townhouse." The lifestyle at The Benson includes 24-hour doorman and concierge service, a state-of-the-art fitness center, half-basketball court, spa and steam room, pet spa, screening room designed by Achille Salvagni with wet bar and popcorn machine, library with adjoining garden, and landscaped roof terrace with fire pit, built-in bar, and expansive views of Central Park.
Upper East Side condos

Manhattan Contracts:

  • The total sticker price sum came to $720.7 million, and the median last asking price came to $1,250,000

The Benson was an early entrant in a condo building boom bringing prewar-inspired architecture with modern finishes and amenities to a rarefied section of the Upper East Side. Among the new developments is 109 East 79th Street, a 20-story condominium designed by Steven Harris Architects to feature Art Deco, Mid-Century, and Bauhaus influences. Olshan Realty's market report notes that 22 of the 31 units inside have sold with an asking price average of $3,860 per square foot; among them is #PH17, a 5-bedroom, 5.5-bath penthouse measuring 6,548 interior square feet with a 336-square-foot private terrace. At an asking price of $29,350,000, it had the top contract of the past week.
On the Upper West Side, a similar luxury condo building boom is taking place amidst protected architecture and historic districts. 200 Amsterdam Avenue was one of the most fiercely protested by local preservationists, but luxury buyers have been drawn to its sweeping views, high-end interiors, and luxurious amenity offerings that include a membership to the nearby Lincoln Center. #37A, a 5-bedroom, 5.5-bath full-floor home with a 116-foot private terrace, had the top Upper West Side contract and the second-highest overall contract with an asking price of $21,500,000
