SoHo's 42 Crosby Street, Annabelle Selldorf’s fifth addition to the Manhattan residential market is now complete. Coinciding with the occasion, the first closings are in — all 3-bedroom spreads that sold at or above the sponsor’s asking price. Together, the sales average to an impressive $3,196 a foot, well above the $2,227 a foot closing average recorded for SoHo condos in the past month.

42 Crosby was developed by Atlas Capital Group and anchors a prominent cobblestoned corner near many of the neighborhood’s shopping and dining offerings. The 7-floor building lies within the SoHo-Cast Iron Historic District meaning it had to muster the approval of the Landmarks Preservation Commission. Designed to be a modern-day interpretation of the classic cast-iron loft, Selldorf wrapped the building in a sleek and shiny façade of stainless steel, brushed aluminum, and metal mesh with proportions that echo its context.

In his building review of the project, Carter Horsley says. “This mid-rise building gives off elegant steam on a hot corner in SoHo, styled with miminal splendor by Annabelle Selldorf. He goes on to say, “Like a silver bracelet on the white painted cast-iron frame of SoHo classic architecture, this modest but deluxe and elegant stainless-steel-clad building sticks out like a white tux at a black-tie soiree.”
Inside is an airy collection of condos with 10'-9” ceilings, Danish Ash floors, and stainless steel Boffi kitchens. The German-born architect’s clean and contemporary finishes take a back seat to SoHo’s architecture, which fill the full-height windows like wallpaper. Other features include kitchens with spacious islands and Gaggenau appliances, dressing rooms in the master suite and baths with radiant heated floor, Bardiglio marble walls, double vanities and a soaking tub.

The two homes on the 3rd floor are still up for grabs. Apartment 3S is a 3,299-square-foot, three-bedroom unit with a 9-foot-wide vestibule that leads to a 19-foot-long entry foyer and a 16-foot-long open kitchen. There is a 22-foot-wide dining room and an adjoining 21-foot-wide living room.
