The first closings have come in for Citizen360, Anbau’s new condo tower approaching completion on the Upper East Side. The first recorded sale is #15A: a 3-bed/3-bath home that closed last week for its asking price of $3.755 million. Like all of Citizen 360’s homes, the 2,049 ft² spread comes with a smoked walnut entry door, white oak floors, and floor-to-ceiling windows.
The 34-floor building anchors the southwest corner of First Avenue and 89th Street and brings to Yorkville 84 one- to four-bedroom residences designed with an emphasis on respite and tranquility. Clodagh, a committed promoter of life-enhancing minimalism, is the interior designer while SHoP Architects shaped the building’s playful exterior of grey brick and glass.

New photos of two model units designed by Hernandez Greene highlight the serene sensibilities found throughout the building. Light tones, soft textures and natural materials characterize the residence and contrast to the hard, urban cityscape seen through the full-height windows. Custom kitchens have a stainless steel Bertazzoni range, a Sub-Zero refrigerator, and a Bosch dishwasher. Five-fixture master baths have Bateig Azul limestone flooring and Saint Louis limestone walls with a custom stone and teak vanity.
The majority of Citizen360’s condos are either sold or in-contract. One of the project’s draws is its relative affordability, with sticker prices averaging below $1,950 a foot — below the Manhattan new development average of $2,084 a foot. Like several new condo developments in the area such as 389 E 89 and Carnegie Park, the building offers an attainable entry point to condo ownership and presents itself as a sound investment opportunity. Current listings show there are no one-bedrooms available, but two-beds are priced from $2.695M, three-beds from $3.72M and 4-beds from $6.355M.
