Closings commence at The Bellemont with record-setting quadruplex penthouse

In November 2021, Madison Avenue boutique condominium The Bellemont made headlines while still under construction with a massive combination penthouse that entered contract with a $66,500,000 asking price. More recently, construction is winding down and closings have commenced. The first was Penthouse #C/D, which closed for a whopping $67,879,875, a price above ask. While not the highest-priced sale to take place on the Upper East Side, it broke the record for highest price per square foot above 59th Street on the Upper East Side.

When the penthouse entered contract, The Wall Street Journal noted that the buyer paid an extra fee for developer Naftali Group to combine a seven-bedroom penthouse and a four-bedroom penthouse into a single home. The result is a quadruplex penthouse with an interior elevator, 13,011 interior square feet, and eight private terraces totaling 2,350 exterior square feet. The buyer conducted the transaction through an LLC, and the newspaper identified them only as a New Yorker who made the purchase off floor plans.

"With its world-class design, unparalleled location, elegant residences, and club-like amenities, The Bellemont is a prized addition to Madison Avenue" - Miiki Naftali, CEO and Chairman, Naftali Group

The penthouse is at the top of a 13-story building designed by Robert A.M. Stern Architects that features a stately Indiana limestone and ironwork facade. For interiors, Naftali Group reteamed with Achille Salvagni fresh off their work on The Benson. The apartments' interiors play up the scale of the residences, and the amenity spaces allow for special moments. These include an exquisitely designed lobby, a state-of-the-art fitness center, a regulation squash court, a cinema with wet bar, a children's playroom, and a rooftop lounge with Central Park views.
Another great perk is The Bellemont's Upper East Side location. Central Park is up the block, and it is close to cultural institutions like the Metropolitan Museum of Art, the Guggenheim, Neue Gallerie, and Cooper Hewitt Smithsonian. There is retail space in the base of The Bellemont, which is well situated near Madison and Fifth Avenue flagships.
