Construction nears full height at Z Architecture's new Long Island City rental at 21-59 44th Drive

The Court Square building boom in Long Island City has long outlasted Amazon's plans for New York City headquarters in the neighborhood. Further proof can be found at 21-59 44th Drive, where a new six-story building is rising on the former site of a carpet-cleaning service. A recent site visit shows that construction appears to have topped out, and next to go up are the metal-framed windows and white brick facade seen in a rendering by Z Architecture, designer of record.

According to permits filed with the city, the building will have 361 square feet of community facility space in the cellar and over 2,600 square feet of retail space at grade level. Starting on the second floor, there will be no more than five apartments per floor on the second through fifth floors, and only two sixth-floor apartments with private roof terraces. All 20 units will have private balconies, and amenities will include a bike room, roof terrace, and indoor and outdoor recreation space on the second floor. The residence type is to be determined, but the lack of an offering plan and average apartment size of 744 square feet is strongly indicative of rentals.

The new building takes shape in a bustling section of Long Island City near the Court Square subway stations, which allow for a 7-minute commute to Midtown Manhattan. Closer to home, the new project is across the elevated train tracks from Skyline Tower, the future tallest tower in Queens that also has a staggeringly high offering plan. Across 44th Road, several apartments at CORTE have already entered contract.

On the rental side, a small handful of availabilities at the amenity-rich Hayden starts at $2,796/month with one month free rent and one month OP on a 13-month lease. Another new building on the rise, this one at 21-48 44th Drive, will bring 40 hotel rooms and 29 apartments to Court Square. The Court Square area will also be home to Innolabs' new life science complex.
