Construction Starts at Lexington Gardens II, a 400-Unit Mixed-Income + Affordable Building in East Harlem

It's been a year since we first reported on a proposed mixed-income and affordable housing project at 1465 Park Avenue, aka Lexington Gardens II, and since then, permits have been filed and approved by the DOB. However, construction had not yet begun on the 400-unit development - until now. CityRealty visited the East Harlem site a week ago and saw excavation work getting started.

Upon completion, which will likely wrap up in 2020, Lexington Gardens II will rise 8 to 15 stories tall and encompass nearly a full city block. Its residences will range from studios to two-bedroom apartments. According to CityLand, a quarter of the affordable units will be permanently affordable under the Mandatory Inclusionary Housing law, and the remainder will be affordable for 40 years.

Building amenities will include a courtyard, bike room, parking, fitness center, laundry room, and a number of private roof decks made possible by the building's setbacks. As for the non-residential components, Lexington Gardens II will reportedly house a ground-floor community facility space, retail, and a new 27,000-square-foot headquarters for the Northside Center for Child Development, which provides early childhood education, behavioral health, and other services to children from low-income families. Construction of the headquarters began on November 3rd.
