The conversion of an East Harlem school into a 90-unit rental at 2269-2275 First Avenue has been in the works for quite some time. Permits were filed way back in 2008 – and a recent site visit reveals that construction is now in its home stretch.

The developers are Midtown-based Acuity Capital Partners, and the design handled by Isaac|Stern thoughtfully incorporates the existing school building, formerly known as P.S. 185, into the enlarged project. Per the renderings, some areas of the upper floors facing First Ave. may receive a glassier treatment but for the remainder, new casement windows will be installed on both the old and new sections.

Nearly 4,000 square feet on the ground floor will be devoted to retail, and 90 residential units will rise above. The building will likely be a rental and many apartments will have private terraces. The building’s amenities will include an elevator, lounge, media room, and fitness center. The building overlooks the Renaissance School of Arts and its public playground and is not far from the 6 train's 116th Street station at Lexington Avenue.
