With a total of 732 units, 408 of them condos, and a span of a full city block, Front & York is the largest-ever residential offering filed in DUMBO. Now that the two-tower development is approaching its full height of 21 stories, next to go up is the context-sensitive facade designed by Morris Adjmi Architects. To relate to the nearby historic district and pay homage to the neighborhood's industrial legacy, the architects specified a hand-laid brick façade and ground-floor elevations with arched openings inspired by the Manhattan Bridge. The residences are spread between the two towers, "Front" and "York," that bookend the block to make the most of river, bridge, and Manhattan skyline views. The Attorney's General Office tallies a sellout of $833,379,500, and sales launched in both towers last fall. Availabilities in the southwest tower, "York", range from $1.2M for a one-bed to $2.7M for a three-bed. The northeast tower, "Front," lists one-beds from $975K, two-beds from $1.9M, and three-beds from $2.57M. According to our listings, there are currently 65 units on the market in DUMBO blending to a median of $1,634 per square foot -- roughly in line with Front & York. Occupancy is estimated for mid-2021, and the project is listed as approved work on a map of essential active construction sites.

Encompassing some 150,000 square feet spanned across two wings, Front & York's amenities promise to be unrivaled within the area. DUMBO received its own outpost of the members' club Soho House in May 2018, the developers of Front & York have outfitted their project with lavish wellness and leisure amenities similarly on par.
Noteworthy bells and whistles to pamper buyers include a private park designed by Michael Van Valkenburg Associates, a rooftop pool with adjacent deck, cabanas, and lounge areas, and private wine rooms. Best of all, an in-house Life Time Fitness athletic and wellness center that will occupy 77,000 square feet of space and, per the release, be NYC's largest of its kind. Features will include a basketball court, a Kids Academy, and a full-service salon and café. Lastly, for the drivers who are convinced they need their cars even in one of the most transit-rich and walkable neighborhoods in the country, there is a 700+-car garage and porte-cochère.
