Love it or hate it, there is no disputing that the glistening towers of Hudson Yards have utterly transformed a stretch of Manhattan that was once occupied by a desolate railyard. A short walk east takes one past the architecturally adventurous towers that have taken shape alongside the High Line. By comparison, the nearest stretch of Eighth Avenue looks dreadfully neglected. Zoning restrictions don’t allow for the kind of skyscrapers that have distinguished other parts of New York, and the much-reviled Penn Station does not make for great inspiration.

However, it does not look likely to stay that way for long. At the beginning of the year, New York Governor Andrew M. Cuomo announced that the state would acquire a city block - Seventh to Eighth Avenue between West 30th and 31st Streets - to take the lead on the expansion of Penn Station. As of this writing, the transformation of the landmarked James A. Farley Post Office into an extension of Penn Station is well underway. Upon completion, it will feature a train hall with a skylit atrium, new commercial space, and new office space. Facebook is already in talks to lease about 700,000 square feet of office space.
Many developers appear to be biding their time until Penn Station’s renovation is complete, but some aren’t in the mood to wait until late 2020/early 2021, the estimated completion date that will more than likely be set back in the wake of the coronavirus pandemic. We take a look at new developments set to transform this stretch where Chelsea meets Midtown, not to mention listings that could look especially appealing in years to come.

In May 2018, Salt Equities sold the site of the Riff Hotel to an investment group led by Eastern Star Development for $27.5 million. Demolition permits were filed shortly after (for a hotel that was decidedly not part of the NoMad hospitality boom), and renderings show a glassy, modern building towering over its neighbors and featuring several private terraces. In addition to indoor/outdoor amenities housed on the second floor, the building will offer a common roof deck. Permits call for no more than seven residential units per floor.

The four-story building previously on-site has been demolished, and work is underway on a new 99-foot-tall building to rise in its place. Permits call for nearly 2,300 square feet of commercial space spread over the ground floor and cellar. The floor-through rentals will be housed on top.

In spring 2014, Savanna Partners signed a deal to sell this development site (currently a parking facility) to an undisclosed buyer for $65 million. It is just west of the block the governor wants to acquire and has a buildable square footage of 87,644 square feet. However, The Real Deal notes that it could be combined with adjacent lots to form a larger lot, which would support a retail/residential development. Whatever ultimately rises, we hope this does not come at the expense of NY Pizza Suprema, which is considered to have some of the city's best street slices and regularly sees lines around the block.
