The office space will occupy the second through fifth floors of two new mixed-use buildings—145 and 155 Delancey Street, also known as 180 and 202 Broome Street—and comprise 175,000 square feet in each. Floor plates ranging from 35,000 to 52,000 square feet will be designed to the highest LEED and WiredScore Platinum standards and feature floor-to-ceiling windows, soaring beam-free ceilings, and tenant-controlled air conditioning. Amenities will include triple-height atrium gathering and event spaces, communal bike rooms with showers, and exclusive outdoor terraces.

The New York Post notes that office floors of this magnitude are rare in the Midtown South market, but the setting in Essex Crossing will be what truly sells businesses on moving to the new space. Between the recently re-opened Essex Market and the much-anticipated Market Line, there is no shortage of breakfast and lunch options. In addition to a recently opened 14-screen Regal Cinemas multiplex, the incoming International Center of Photography and bowling alley The Gutter make excellent venues for office gatherings. The new park in Essex Crossing and Broome Street Gardens, an elevated atrium above street level, will make wonderful break sites in all weather. Moreover, the new buildings are in excellent proximity to the Delancey Street subway stop, several bus lines, four Citi Bike stations, and the Williamsburg Bridge.
The announcement comes at a time when seven out of nine sites in Essex Crossing are open or underway. 145 and 155 Delancey Street are under construction, and the office space is expected to be delivered in 2020. Completion of the entire project is estimated for 2024.
