Many new constructs around the High Line sport audacious designs, whose swooshes and slashes awe (and sometimes puzzle) passersby visiting the elevated park. Only time will tell how well the boldest designs will age, but the efforts of developers and architects have certainly raised the bar for the city's architecture in recent years. With all-glass buildings increasingly seen as spartan and the term "starchitect" now almost taken as insulting, some designers and sponsors have taken a step back from the look-at-me trend, placing more emphasis on providing buildings that complement their surroundings and offer some level of sustainability and affordability. Countering the dropped-from-space aesthetic, designs have growingly turned to the city's established classical and industrial roots for inspiration.

One such ground-up project that forgoes the avant-garde is 517 West 29th Street, a ten-story rental nearing completion in the shadow of Hudson Yards. Rising from a site acquired by Churchill Real Estate Holdings in 2018, the building traded out the prior glass-and-metal facade commissioned by troubled developer SixSigma, for a staid and regimented skin of dark brick and factory-style windows instead.

In recent days, the construction netting shrouding the structure has removed. The project replaces a handsome albeit worn six-story self-storage warehouse that was taken down in 2019. Churchill's scheme rises ten stories and 121 feet tall - four floors shorter than the previous developer'ss condo design. Churchill tapped Ben Hansen Architect for the new design and interior renderings from their page show the 60 apartments will have the efficient open layouts, integrated appliances, and stone-clad baths. There will be no more than eight apartments per floor and the top two floors will host four duplexes.

Amenities are to include an attended lobby, package room, a fitness center, co-working space, a bike room, parking for 10 vehicles, and a rooftop terrace. Leasing is likely to begin later this year.

A 2005 rezoning breathed new life into the stretch of West 29th Street between Tenth and Eleventh Avenues, where a half-dozen new buildings have taken shape since. Most notable, 517 West 29th Street’s neighbor, 515 High Line, has struggled to sell its condos since launching sales in 2019. Its five two- and three-bedroom listings start at $3.9M and are up to 23% off from initial pricing.

Other newcomers to the booming district south of Hudson Yards include closings at Soori High Line, best known for its condos with double-height ceilings and private pools. There are currently four availabilities priced from $6.2M - $18.3M. At the end of the block is Cary Tamarkin’s Five Five Zero at 550 West 29th Street. Similar to Churchill's project, the mid-rise channels the area's industrial heritage, presenting oversized casement windows and an understated brick facade.
