First Look at Two New Crown Heights Projects at 1010 and 1050 Pacific Street

As a stretch on the border of Prospect Heights and Crown Heights takes on a more residential feel, its light industrial past will not be entirely forgotten: According to a rendering by Studio V Architecture, a new mixed-use structure planned for 1010 Pacific Street will incorporate elements of the existing warehouse into the new façade to pay tribute to its history and connect with its surroundings. The 11-story building will be divided between 8,458 square feet of commercial space, 5,149 square feet for a non-profit community arts center, and 138,685 square feet of residential space. Of the planned 128 units, 39 will be designated permanent affordable housing. All residents will have access to the fitness center, business center, and outdoor terrace on the fourth floor.

One block away, a two-building complex planned for 1050 Pacific Street is under review. Renderings by Brooklyn-based architect Eric Safyan show a stone and metal facade with large, framed windows and the top two floors set back. According to an environmental assessment submitted to the city, they will be mostly residential with ground-floor retail. A total of 159 units will be spread between the two buildings, and 32 will be affordable at 80% of the area median income. A ground floor plan shows an interior courtyard, and the project would include cellar-level automobile and bike parking.
If everything is approved, the build years for 1010 and 1050 Pacific Street are estimated to be 2023 and 2022, respectively. The projects are just east of Hello Living's modernist condominiums, where prices range from $799K for a one-bedroom in Hello Dakota to $999K for a two-bedroom in Hello Hudson; all listings have currently sold or entered contract at Hello Madison.
