From 20 Units to 1: Developer Transforming Greenwich Village Tenement into Resplendent Townhouse

Minetta Street only extends a full block at the south end of Greenwich Village, but is deeply rich in historic interest. Bob Dylan wrote his iconic “Blowing in the Wind” at The Fat Black Pussycat when it was located at 11 Minetta Street. Al Pacino’s title character in Serpico lived at 7 Minetta Street. In between, 9 Minetta Street will be home to the area’s first tenement-turned-townhouse.
Originally built in 1883, 9 Minetta Street was considered an “old law” tenement with 20 apartments spread over its five floors (h/t Greenwich Village Society for Historic Preservation). In more recent years, the building was used (perhaps not entirely legally) as a hotel. However, these activities stopped after a developer known as West Village-Minetta Partners LLC purchased it for $4,405,209 in April 2012 (per Acris). The property was listed for $10.8 million as a “unique development opportunity” in 2015, but has since gone off the market and work is underway. According to CityRealty data, the median price of a Greenwich Village townhouse is $17.5 million.

Aside from the removal of the cornice, the addition of fire escapes, and some interior upgrades, the brick building has largely stayed the same over the past 135 years. H2 Architects is listed as the designer of record on permits, and has released renderings and floor plans.

While the basement will largely be devoted to storage and mechanics, it will have a recreation area, powder room, and garden access.

Residents and visitors will enter via a gracious, double-height foyer and gallery on the ground floor.

With a large kitchen and living/dining area, the second level will be ideal for entertaining.

Plans for the third level include a media area and a living area with a fireplace and built-in bar/library shelves.
