289 Schermerhorn Street was constructed as a seven-story office building in 1925. Urban Development Partners helmed the residential conversion and New York-based firm GF55 Architects expanded it to 13 stories. The original building's brick facade was restored, and the addition nods to Downtown Brooklyn's industrial heritage with a metal facade and industrial-style windows. Construction is well underway on 358 Livingston Street, a 24-story tower located less than two blocks from The Bowen and in close proximity to the Nevins Street 2/3/4/5 subway station. The building is being clad in a glassy facade, and private balconies seen in renderings are evident.

Developer Charney Companies initially filed permits to build a 40-story, 158-unit condominium at 95 Rockwell Place in Downtown Brooklyn. But in February 2026, they submitted an application to expand the project to 53 stories and 240 units in exchange for making ADA-compliant improvements to the nearby Nevins Street 2/3/4/5 subway station. Community Board review began yesterday.
In any event, early renderings of the project depict a glassy tower with white paneling and private balconies in several units. The project will be branded in partnership with Public Records, a music-centered restaurant and community space in Gowanus, in a move that will emphasize high-quality acoustics throughout the building and add a listening lounge to the residents' lounge. Additional amenities will include a fitness center, a spa with sauna and steam room, coworking spaces, a party room, and outdoor garden space.

At 63 stories and 725 feet high, One Third Avenue will be the among the tallest buildings in Brooklyn upon completion. It will also be the world's tallest tower built to Passive House standards with an airtight building envelope, multipane windows, and filtered fresh air throughout. The apartments will start on the eleventh floor to make the most of skyline views. A recent site visit saw the kangaroo crane recently erected.
One Third Avenue is part of The Alloy Block, a five-building collection of repurposed old buildings and new construction towers set to bring a total of 1,020 new housing units to Downtown Brooklyn, not to mention new office space, new retail, and two new schools. They include Public School 15 Annex at 372 Schermerhorn Street, an 1889 school that became the Khalil Gibran International Academy in 2007 and was just designated a New York City Landmark. 505 State Street, the first tower in the plan, is now open for leasing with availabilities starting at $3,795/month.
