From Fish Market to Rentals, First Look at KP Developers Forthcoming Harlem Rentals

To the dismay of the anti-gentrification crowd, “luxury” developments continue to move further uptown. At 152 West 140th Street, at the southeast corner of Adam Clayton Powell Jr. Boulevard in Harlem, the Sea and Sea Seafood Market has been harpooned along with its ample-sized parking lot. The site is across from distinguished Strivers’ Row townhouses and one avenue west from a sprinkling of new developments that include the condos One Strivers Row and Strivers West. Directly next door to the project site is a drive-thru McDonald’s is still alive and hopping — but being the endangered species it is, its days may also be numbered.

Queens-based KP Development is redeveloping the seafood store’s lot with an 8-story, 52-unit rental designed Yan Architect & Planners. Permits were approved last fall and excavation work is now well underway.

A rendering posted on the construction fence shows a middling design of orange brick, rows of balconies, and a 7th-floor setback providing several terraces. Not shy about their high-end intentions, the development team mocked-up DKNY, Gucci, Burberry, Prada and Cartier as tenants of the future storefronts. There will also be a medical office on the second floor and a common rooftop terrace. Citi-Habitats will be handling leasing according to signage at the site.
