Greenwich Village's 21E12 Scores a Strike; Condo on Former Bowlmor Lanes Site Tops Out

Some have said that Greenwich Village institution Bowlmor Lanes can never be replaced, but developers William Macklowe Company and Goldman Sachs are determined to put something special in its former site at 21 East 12th Street in the form of a new condominium known as 21E12. The elegant minimalism of the building designed by Annabelle Selldorf would attract attention anywhere in the city, but the tall, slender structure especially stands out in a neighborhood of predominantly low-rise, limestone buildings. Construction on the 22-story building has just topped out. There will be a two-story retail base, and residences will begin on the third floor.
All 52 apartments are strategically placed on corners to maximize air and natural light, and the generous casement windows provide an abundance of it. The walls are an art collector’s dream, and the apartments feature natural stone elements and custom finishes from Vica, a collection from Selldorf Architects. Kitchens are equipped with white oak millwork cabinetry, Pietra Lavica stone countertops, and a suite of Gaggenau, Miele, and Sub-Zero appliances. Master suites will have a dressing room, walk-in closet, and spa-like bath with Bardiglio Lucca marble flooring and vanity counters, Murano glass mosaic tile, and freestanding soaking tub.

21E12 has a 24-hour attended lobby and live-in superintendent. A residents’ lounge opens to a private garden with a large terrace and gas grill for optimal entertaining indoors and out. Other amenities include on-site parking, fitness room, and children’s playroom. Its location on the corner of University Place puts it right outside the Greenwich Village Historic District and close to New York University, Washington Square Park, and Union Square.

Sales began last summer, and the building quickly attracted interest. The remaining one-bedrooms start at $2.55 million; two-bedrooms at $3.95 million; and three-bedrooms at $5.65 million.
