Owing to their close proximity to Manhattan by subway, northern Brooklyn neighborhoods have seen a residential building boom with new, amenity-rich luxury condos over the past several years. However, with hybrid work arrangements still going strong, buyers and developers alike have turned their attention to the southern part of Brooklyn — developers for buildable land, buyers in the hopes of getting more bang for their buck. It is against this backdrop that Bayview Courtyard, a 23-story condominium, has taken shape at 2286 Cropsey Avenue in Bath Beach.
The 151 units include 14 triplex townhouses on the fourth floor and duplex penthouses on the top floors of the building. Current listing prices start at $530K for one-bedrooms, $755K for two-bedrooms, $2.042 million for a three-bedroom penthouse, and $1.855 million for a four-bedroom triplex townhouse unit. The developer is listed as Cropsey Partners LLC, and the design by Queens-based firm Michael Kang Architect features a glassy facade with balconies on the corners. Construction commenced in 2019, but the pandemic put things on hold. However, exterior work wound down earlier this year.
By virtue of its waterfront address, Bayview Courtyard enjoys sparkling river views. It is well positioned across the street from the Ceasar’s Bay shopping center, down the street from Bensonhurst Park, and less than a mile from Calvert Vaux Park. The nearby D, F, and N trains allow for easy access to Manhattan and elsewhere in Brooklyn, and express buses go straight to Midtown. The building also offers valet parking for rent as well as bike storage.
