In the years following the attacks of 9/11, Tribeca has gone from the Financial District’s funky sibling to one of Lower Manhattan’s most exciting neighborhoods. The Tribeca Film Festival recently announced the feature and short film lineup for the 2022 festival. Digital art museum Hall des Lumieres is expected to open at 49 Chambers Street, the condo conversion of Emigrant Industrial Savings Bank, later this summer. Celebrity chef Daniel Boulud’s latest venture, Le Gratin, is set to open in The Beekman Hotel on May 6, 2022; until then, New York's highest concentration of fine dining establishments includes Jungsik, Bâtard, Atera, Tamarind Tribeca, and CUT, Wolfgang Puck's first Manhattan restaurant, to name but a few.
Tribeca is also home to some of the city’s most in-demand real estate. CityRealty data shows that prices per square foot have steadily climbed since 2003, and that Tribeca sold the highest number of apartments on record in 2021. Just last week, a high-floor home at the Robert A.M. Stern-designed Four Seasons Private Residences had the top sale at $11.6 million; on the contracts side, a pavilion residence in The Woolworth Tower Residences, one of the city’s most prestigious condominiums, entered contract with an asking price of $23.355 million.

Located on the same block as these powerhouses is Iris TriBeCa, as 19 Park Place has just been renamed by its new sales and marketing team, SERHANT. New Development, and in-house branding team ID Lab. The building launched sales before the pandemic; more recently, it has been rebranded and relaunched sales with prices have adjusted approximately 8% lower than even their 2014 prices - e.g., the two-bedroom #13A is priced at $2.55, down 14% from the $2.95 million it was asking in 2014. One-bedroom unit #5B was asking $1.495 million in 2014, and now has a sticker price of $1.45 million.
Current listings start at $1.15 million for studios, $1.35 million for one-beds, $2.35 million for two-beds, and $3 million for three-beds. At an average price of $1,801 per square foot, the building comes in below the Tribeca average of $2,038 per square foot (per CityRealty data), offering (somewhat) easier access to a hot neighborhood.

The 21-story Iris TriBeCa was helmed by developer ABN Realty. Its design by Ismael Leyva Architects is among the city’s more slender towers (nothing on 111 West 57th Street, but a standout in Lower Manhattan) and features soaring corner windows and rounded balconies on the north and south sides, allowing all 24 half- and full-floor units to enjoy private outdoor space.
Iris TriBeCa benefits from a central Lower Manhattan address only one block from the greenery of City Hall Park.
