As April 2024 gave way to May, it was another good week for West Chelsea. For the third time in 2024, One High Line had the top contract, this time with Residence #WEST25D, which was asking $13,770,000. It was among $31,565,000 in contracts signed across four units in the two-towered, Bjarke Ingels-inspired condominium with residents-only amenities, New York's first Faena Hotels outpost, and a new public plaza.

Though One High Line has come to dominate the West Chelsea skyline, that is not to say that its neighbors have been forgotten: Two units at The Cortland, a Robert A.M. Stern-designed condominium with a red brick facade and an extensive amenity package, were neck and neck for the third- and fourth-highest contracts with asking prices of $11,250,000 and $10,750,000, respectively.

But for all the excitement of hip Downtown neighborhoods, the prewar elegance of the Upper East Side and Upper West Side have not been forgotten. Best-selling author Lee Child's Central Park West apartment at The Orwell House had the top co-op contract and sixth-highest overall with an asking price of $10,000,000. The contract was signed a few weeks after he closed on a townhouse renovated to Passive House standards a short distance away. It was closely trailed by Residence #17B, a four-bedroom home at 1049 Fifth Avenue that was asking $9,995,000.

Also of note last week, the first unit at forthcoming supertall 520 Fifth Avenue entered contract with an asking price of $6,250,000. Like all residential units in the building, this half-floor, three-bedroom, three and a half-bath home boasts enormous arched windows, interiors by AD100 designer Vicky Charles, and beautifully crafted finishes with sculptural qualities throughout. Features include a corner living/dining room, an open chef's kitchen with a center island and a suite of Miele appliances, and a primary suite with a walk-in closet and five-fixture bath. As the apartments start 400 feet up, it will enjoy incredible city views by default.

The unidentified buyer, like all future residents, will enjoy two memberships to Moss, a private club spanning five stories at the building's base. Social amenities will include a dining room, a piano lounge, a symposium room, and a game room. Approximately 20,000 square feet of health and wellness amenities will include fitness and yoga studios, a pickleball court, an indoor pool, cold plunge pool, a steam room and sauna, a heated stone hammam, and spa/longevity treatment rooms. Sales launched in April 2024, and completion is estimated for 2025.
