The week of October 27 - November 2, 2025 was an action-packed one on a local and national level. The Federal Reserve cut its benchmark interest rate by a quarter point on October 30, which might have inspired greater confidence among prospective buyers. The number of Manhattan residential contracts signed jumped 24% week over week, making for the highest October contract total since 2021, and the most condo contracts signed per month since 2022.
However, rate cuts are not likely to be an issue to the buyers of New York's most expensive real estate. Halloween also took place last week, and it's almost scary how many uber-luxury contracts were signed during this time. Just like the previous week, all ten of the highest-priced contracts came in over $10 million, driving an already high aggregate dollar volume up 11% to nearly $700 million if all units close at their asking prices.

Three townhouses ranked among the top ten contracts of the week. 4 East 80th Street had the top contract overall with an asking price of $49.95 million. Architect Charles P.H. Gilbert built the Neo-Gothic mansion on the Upper East Side for retail mogul Frank Woolworth in 1915. Eighty years later, fitness entrepreneurs Lucille and Bob Roberts bought the townhouse from the Young Men's Philanthropic League for $6 million and restored it to its original glory (h/t Crain's New York Business).
In 2011, eight years after Lucille's death, Bob Roberts listed the house for $90 million but took it off the market after it failed to find a buyer. It returned to the market for $59 million in November 2024, and the price was reduced to the ask in March 2025.
Not only was 4 East 80th Street the week's largest contract by dollar amount, but it is physically one of the largest listings on the market at 20,000 square feet. Elsewhere on the Upper East Side, 4 East 64th Street is not far behind at 18,400 square feet; it is now on the rental market for $175K/month.
The week's top Downtown townhouse contract also experienced a price reduction. 78 Morton Street, a firehouse turned townhouse with four-car garage and subterranean jazz club, was initially listed for $21 million in April 2025 but entered contract with an asking price just under $19 million. The seller, art director/collector Beth Redmond, will take a loss if it goes for this price, having bought it for $19.92 million in September 2020 (h/t ArtNet). However, it was still good enough for the week's fourth-highest contract.
Last week, three of the ten highest-priced contracts were signed in Tribeca. These included Penthouse W at 108 Leonard Street, which had the top new development contract and third-highest overall with a $19.25 million ask. Also known as the Clock Tower penthouse for its historic clock, this triplex penthouse spans over 8,700 interior square feet, boasts a massive wraparound terrace on the salon level, and looks out on views of 108 Leonard's beautifully restored gargoyles and eagles. Interiors feature soaring ceilings, a Great Room with double-sided fireplace, a massive primary suite in its own wing, and both an internal elevator and a circular staircase to connect all levels. The buyer has not been identified, but the contract comes shortly after Sabrina Carpenter, whose Short n' Sweet tour recently sold out Madison Square Garden, bought an apartment in the building.
Elsewhere in Tribeca, a total of $21.1 million across two contracts was signed at 85 Worth Street, a newly converted boutique condominium with a beautifully restored facade and state-of-the-art smart home technology. The floor-through Residence #3 had the week's ninth-highest contract with a $10.75 million ask, and Residence #5 was not far behind with a $10.35 million ask, the week's tenth-highest. These deals bring the building to 60% sold, and the one public availability is a penthouse with two private terraces asking $9.95 million.
Additionally, a contract was signed at 32 Walker Street, a new development condominium that combines a new construction building with a 19th-century cast iron building. Residence #4 was asking $9.65 million, putting it just shy of the week's top ten contracts. The floor-through residence has three bedrooms, a home office, and four and a half bathrooms. Interiors feature 13'6" ceilings, 10" white European oak flooring, kitchens with eucalyptus cabinetry and premium appliances, and primary suites with dressing rooms, night bars, and five-fixture en suite baths with radiant heated floors, fluted glass showers, and alcove soaking tubs. The unidentified buyer will enjoy amenities like full-time doorman service, a package room, and a fitness center with infrared sauna.
Such projects speak to the popularity of Tribeca residential conversions, and another may yet be on the horizon. Last week, 105-107 Reade Street entered contract with a $24.75 million asking price. The Italianate cast iron building dates back to 1860, when it was built as a warehouse for chocolatiers on the former site of a charitable house run by Pierre Toussaint, New York's first freed slave who rose to become a prominent hairdresser/philanthropist, not to mention a candidate for sainthood.
Over 160 years later, 105 Reade Street's retail space has been home to restaurants like Pierino and Sazon, both of which have long since closed. Neither the buyer nor their plans for the building have been identified, but the listing notes that the building has received Landmarks' approval for a two-story addition (now expired). It also notes that the building comes with plans from various architects.
New developments located outside of Tribeca also logged impressive contract volume. Four contracts apiece were signed at Waldorf Astoria Residences New York on Park Avenue and Claremont Hall in Morningside Heights. Multiple contracts were also signed at The Greenwich by Rafael Vinoly in the Financial District, The Village West in Greenwich Village, The Willow in Gramercy, The West Residence Club in Hell's Kitchen, 155W68 on the Upper West Side, and Upper East Side condos The 74 and The Harper, the latter of which is now nearly 75% sold.
In the outer boroughs, new development DUMBO condominium Olympia was home to Brooklyn's top apartment contract (Residence #23B, which was asking $5.25 million). In Long Island City, five contracts were signed at Vesta in Long Island City and two were signed at Radiant
